This was very helpful. I wonder if i would really follow through and check to see if my painter was cheating me. I used a painter I found on Angie's List. This was 5 years ago. He did a great job. I know he did patching only for about a day and a half. We decided on the kind of paint before he started. that is what he used. I don't know if I could stay on top of him and watch him open every can of paint.

As you walk through your lighted rooms (preferably day light) see if the new coat has light spots showing the precious paint. This is call "bleeding through". This means that there's only one coat of paint or the paint was diluted or the trasition of colors were from light to dark (or the other way around) and primer was not use or the painter is inexperienced.

I was a painting contractor for many years and never asked for a deposit upfront. A good contractor should have great credit with his suppliers and an even better contract if the deal should go south before the job is done. Get to know your customer and explain how each paint covers so they understand fully before you have to apply 3 or 4 coats. If you didn't bid your job right and the client has already signed the contract then that is on you not the client. Yes I haven had to eat the difference but the client was happy and a return customer for years so I made up for it.
Some proposals simply say to paint the walls and ceiling and never specify the number of coats to be applied. If the colors are similar enough, it's possible to get away with one coat of paint and not discount your pricing. No matter how hard you try, tiny, pin-sized air holes will pop exposing the original walls. This may not bother you if you can't notice it, but principally speaking you should have paid your painter less for the work.
A textured wall will need more paint than a smooth wall. The texture adds more surface area, even though it doesn't increase square footage. Determining the additional surface area depends on how much texture there is. Painters will probably estimate about 300 to 350 additional square feet of paint to account for texture. Climate is another factor to consider. Sunlight, wind, rain and salty weather can all wear out exterior paint. Oil-based paint is durable against wind, rain and temperature changes, but sunlight tends to degrade it. Alkyd paint chalks and sheds very thin layers when it begins to wear. Latex paint is the more durable option for very sun-drenched and relatively dry climate areas. Latex paint with high vinyl content should be avoided, however. Acrylic resin is by far the more durable binder for outdoor latex paint.
If there is any peeling — and there usually is somewhere — it's essential to scrape off any loose paint. I would not recommend this company for the following reasons:1. Original appointment was very specific to them on what was needed and to take photos for 3 apartment unit plumbing fixture repairs. One unit had a bathroom tub/shower backup.2. No photos taken, 3 trips later and only 1 unit completed to satisfaction. (Backup) 3. Other faucets unable to find on line with their suppliers and repair 4. Had to find another plumbing company to complete the jobs. 5. Invoicing had to be redone as not in detail of job address for tax purposes 6. Bad communication throughout the project process with their internal customer service. Their technician and project manager ordering parts. 7. For the back up. Did not bring out correct snake on both trips and had to replace lines as too small to break through backup. Costing over $800 for 3 trips just to complete that situation out. 8. Ordered the wrong parts when 2nd trip out since no photos taken to confirm what was needed. Very dissatisfied and will never ask them to work in any of our rental properties again.

The cost to paint an average size room (10X12) ranges from $380-$790, not including ceilings, trim or cost of the paint. DIY, this can cost between $200-$300. When estimating the cost, painters will start with how much paint will be required to complete the job. To know this, they first need to know the size of the area to be covered. The easiest way to calculate the size of the paintable area is to add together the length of the wall and multiply it by the width of the room from floor to ceiling. The resulting amount is the room's square footage. This total is a starting point, as it is not all paintable surface. The painters won't paint the windows and doors, for example, and they must account for ceiling trim and baseboards as well. The next step is to subtract the area of the doors and windows -- along with the square footage of the trim and baseboards -- to get an average. Then, use the same calculation (length x width) on the windows, doors, trim and baseboards, and subtract all of those numbers. The result of this equation is the square footage of the room's walls. This is your surface area number. (Painters will typically add a little square footage back in to this amount to account for extra paint, which may be required.)

Dark colors, high sheen colors and specialty finishes require more labor, this drives price. If its not a color change or I'm going over a similar color I give the pricing option of one or two coats. Never, never hire "Hanks painting" , he is a scam. He charged me 1800 for an 800 sqft house, with the agreement of painting the gutters. He not only didn't paint the gutters, the paint of the walls and front door is pealing off. He did not sand the door and the wall color is washing off. His people don't know the work and he much less than them since he painted the door.

It has been 7 years and the plates, switches, outlets are holding up well.

IF the average cost is $1700 to paint an interior, then that means the cost of paint is approx. $200 (12% of the job).  Or better said 5 gallons of paint (if the average cost is $40 retail).  The average room takes 1.5 gallons which will cover 3 average rooms.  Doesn't sound to average to anyone with knowledge of this industry or a average house.  You are misleading consumers and should do a better job in your research.  No wonder so pay people think prices to get work done by professionals is high.  Its not high, its actually average which is more like $3700.
